![]() Petrou and Hype House Group did not respond to multiple requests for comment from Insider. Hess-Verdon and Pfeiffer both said they wondered if this was the sole contract Hype House offered, or if there was a separate contract that outlined the group's duties and responsibilities. All known and unknown future claims, which is excessive." "You're giving up all rights of any claims you have," she said. This includes anything that is a "result of accident, casualty or event or in connection with the Hype House Group." Hess-Verdon specifically pointed to language used in one statement that asks the talent to "assume all responsibility for any and all risk of personal and/or property damage or bodily injury" sustained in the house. "I unconditionally and irrevocably discharge and release Hype House, jointly and severally, of and from all claims, causes of action, suits, charges, debts, dues, sums of money, attorneys' fees and costs, accounts, bills, covenants, contracts, torts, agreements, expenses, wages, compensation, promises, damages, judgments, rights, demands, or otherwise ('Claims')," one section says. In several sections, Hype House asks the signee to forgo all claims they might make during the time they spend in the house, and forever after. The lawyers also said they were concerned about how broad some of the contract's provisions were. It seems the only benefit for the person who signs the contract, or prospective Hype House member, is free housing and a chance to boost their social-media following. ![]() "They can edit and disparage you, even falsely, and you have no recourse." All four, which is why it's unusual," said Hess-Verdon about the NDA, non-disparagement, confidentiality, and waiver-and-release agreements. "It's a contract surrendering all of your rights regarding any connection to Hype House. Second, all intellectual property is assigned and transferred to Hype House." ![]() "It is missing almost all of the standard provisions you'd expect to see in a standard influencer agreement," said Jon Pfeiffer, an entertainment lawyer who has many clients famous on social media. The two lawyers Insider spoke with noted a lack of "standard provisions" that they're accustomed to seeing in contracts in the industry. It's very unusual." Legal experts say this contract protects Hype House, and indicates nothing about how Hype House serves its members "Most contracts would say, 'Hype House has the following duties.' but none of the standard provisions of Hype House and their obligations are in the contract at all. "This contract is completely lopsided," said Jillyn Hess-Verdon, a Los Angeles based lawyer who's represented influencers and others in the entertainment industry. Two lawyers with experience in the social-media space, who reviewed the contract, said they felt the contract was one-sided in favor of Hype House. There is also specifically a rule asking those who sign the agreement to not speak to anyone about the details of the agreement. While the collective is not a management company, the leaked contract shows that it's set up strict rules for those who live and pass through the mansion - including the list of actual "House Rules." Some of the rules repeat the non-disclosure and non-disparagement covenants, including protecting the TikTok brand from being liable for any injuries and damages on the property, and others lean more toward social codes of conduct, like forbidding drug use. Earlier this year, Netflix released a reality series, "Hype House," that aimed to document the inner workings and interpersonal drama between the members. Some of its most notable past members include TikTokers Addison Rae, the D'Amelio sisters, Larray, and the Lopez brothers. As its early members' star powers grew, so did the Hype House brand. ![]() Members live in a Spanish-style mansion located just outside of Los Angeles, and in exchange for housing, they're asked to make content with other Hype House members. While the group was founded with 20 TikTokers, there appears to be about seven active members currently. Hype House was formed in 2019 by Petrou and influencers Chase Hudson and Daisy Keech ( who left in 2020 and filed a lawsuit against Petrou and Hudson over ownership of the brand). The clauses serve to protect Hype House from all damages incurred in the Los Angeles mansion, and grant the Hype House Group and its de facto owner Thomas Petrou rights to all content filmed on the property. In the contract, talent and guests are required to sign several non-disclosure, non-disparagement, confidentiality, and waiver-and-release clauses.
